Showing Etiquette
Do not show a property outside of your approved showing window, this is trespassing.

Follow listing agent instructions regarding locking doors, turning off lights, dealing with pets, etc.

You have ONE JOB: make sure the property is secured before you leave.
If buyers are shy or nervous, welcome and guide them through the house. If they feel comfortable exploring, follow them and turn on lights/open shades/ etc for them.
Observe your buyers in the space.

At first ask questions like: how does this layout work for you? does this feel like enough/too much space? How would you use this room?

As you get to know each other and see more properties, ask: how does this house rank compared to others we have seen?
There will come a time when you’ll need to ask your buyer if they would like to make an offer.
Offer to run comps on any properties the buyers are interested in even if they aren’t ready to make an offer. Have their lender run numbers on these so they can start to get a feel for what down payment and cash to close will feel like on different properties.
Make sure buyer’s children are in sight and safe
